An Arizona beneficiary deed is an estate planning tool that can be used to transfer your interest in real property (land and buildings) to another person or entity at death. The main reason for using this type of document is to avoid the need for the property going through probate. You sign and record the deed now and retain ownership throughout your lifetime.

A beneficiary title can also be executed for a vehicle through the Arizona Motor Vehicles Department. If you register your vehicle in this manner the transfer is automatic and there is no need for title to go through probate.
